Climate change has become the most significant cause of concern in recent times. Floods, droughts, cyclones, and heat & cold waves have wreaked havoc across the globe. Climate change can be primarily attributed to the changes in human activities and interventions that endanger the planet. The earth is getting warmer due to rapid industrialization, urbanization, and major lifestyle changes made over the past few decades. A green planet is definitely the need of the hour for humanity to survive.
A hotter planet is just the tip of the iceberg. As the planet earth is an interconnected system, a change in temperature can lead to multiple other changes that are adverse in nature. Climate change can have serious repercussions on health, agriculture, safety, and life in general. Fortunately, most nations have realized the gravity of the situation.
The construction & real estate sectors, in particular, would have to play a pivotal role in addressing this grave challenge. Green building technology can drastically cut down the carbon footprint of real estate properties in India.
The word green simply refers to nature. So, a green building is a structure that supports the environment. Here, the entire project lifecycle encompassing the planning, construction, maintenance, and demolition phases of the building is designed to be efficient and environmentally friendly.
All the materials that are used to construct the building should make maximum use of renewable resources and eliminate wastage. Green buildings will have a strong, positive impact on the environment in the long run.
Real estate developers are now beginning to make suitable changes in their activities by embracing technology & innovation to achieve the goal of a greener planet.
The Indian Green Building Council (IGBC) was formed in 2001 and is a part of the Confederation of Indian Industry (CII). The council was formed with a vision to ensure a sustainable built environment for every Indian and make India one of the global leaders in the space by 2025. The major stakeholders of the construction industry take part in the council’s activities through its local chapters. IGBC is closely working with government agencies to popularize the green building movement in India.
The IGBC has developed a rating program (IGBC Green Homes®) in India for the residential real estate sector based on established environmental and energy principles. This rating system is voluntary and is developed on the basis of resources & technology that are currently available. The stated objectives of IGBC Green Homes® are as follows:
The rating system evaluates a few fixed requirements through a prescriptive approach and others on the basis of actual performance. The system is well-designed to be comprehensive and yet user-friendly.
IGBC Green New Buildings Rating System® addresses green features under the following seven categories:
The level of green building certification shall be based on the total credit points earned by the project. There are some mandatory requirements that have to be met by every green building.
A green building minimizes the use of water, increases energy efficiency, and makes maximum use of recyclable materials. The wastage in construction is low & negligible.
The building is largely self-sufficient through the use of renewable energy sources. Solar water heaters and light panels are used for heating & lighting purposes. Rainwater is conserved by installing an efficient rainwater harvesting system in the building complex. The building is designed to provide sufficient air & sunlight in every home. The consequent reduction in artificial lighting, heating, and air-conditioning can significantly reduce the building’s overall energy consumption.
Green buildings make the maximum use of locally sourced, recyclable materials. The disposal of construction waste is not a serious concern as it can be reused effectively. A proper waste management system takes care of both solid & wet waste generated within the complex.
Another hallmark feature of green buildings is the provision of ample green cover & lung space for people to relax and bond with nature. The housing project also encourages the residents to grow their own food through the kitchen & rooftop gardens and community farming initiatives.
The green building movement in India has received a massive fillip over the past few years. Beginning with just 20,000 square feet of green building area in 2003, over 8,600 green buildings with 9.75 billion square feet are now registered with the IGBC.
A greener planet is a safer and healthy planet for every living being to survive & thrive. As the opening quote says, there is no point in having a beautiful home by destroying the very source of life. The movement has just begun, and there is a long road to travel! While enough care is taken by the firm to ensure that information on the website is up to date, accurate and correct, viewers of this website confirms that the information including brochures and marketing materials are solely for informational purposes and the viewer should not rely on this information for making any booking/purchase in any of the projects of the firm.
